Also have issue where theres some damage to outside...screens torn out, cut a hole in garage to put a wood burning stove(also against lease) SO last week I sent them a notice via usps(not certified, priority with tracking) scheduling inpsection today at 10am(plenty of notice) also sent copy via email yesterday and text yesterday all before 24 hours.

My best advice is make sure you (or your manager) are screening tenants very carefully on the front end, as they say an ounce of prevention is worth a pound of cure.

Should I add a flat amount in the rent, rent might go up a lot and create vacancy or should I split the amount monthly and send It to the tenant, how do I split it between a 3 bedroom apartment and an one bedroom apartment?
