The buyer can often simply wait until your contract expires and then submit a backup offer with the seller.

The expiration date is coming up quickly and If I dont sell it they wont renew!

I don't see it being worth the effort or money to break the lease or do cash for keys just to make this refi happen, just ride it out until the lease expires.

I have also let them choose the option to paint.I’m going to let them stay until May after their term expires in February.
