While it's no excuse for the tenants having done what they did - the property is your responsibility, and you messed up.

The difference was I DID IT instead of making excuses.

I now think that the main reason I do that is because most folk here on BP who post their desperation to borrow 80%+ (because they haven't bothered or can't save money to save their lives) have shown within their posts that they do fall in that category of non-astute wannabe Investors, wanting quick-fix, silver bullet answers.Of course, John might have other reasons for high deposits, but the "why would I give the lender more of my money every month" excuse seems very lame during these low interest times...

The 2nd applicant basically came up with excuse after about a week.

You may keep updating your client with legitimate delays and after a week, they think you are just a liar making up excuses.

@Robert Blocker Wholesaling - that is to say, marketing a property that you do not own is illegal here in MA, unless you are a licensed real estate agent and are working under a supervising broker.No doubt, you've listened to a guru or read a blog post that says it's legal because you're selling a contract, not a property or been fed some other excuse.  

Some people always come up with the, "I forgot it was on the table," excuse.
