I'm having difficulty making this transition though, as many people do I'm sure.I currently make pretty good money working full time (~70k/year) and I have excellent credit, so buying houses with conventional funding is easy, and building cash is easy.

Don't overlook the learn section on the tool bar some very good information in the archieves and the blogs are an excellent source of information.

While these are valid choices, the problem with these types of loans is that they require an excellent personal credit score usually within 760 and above, as well as an established business with good cash flow every month.
