This is the reason you need to ask enough questions so you understand the problems so clearly you should be able to change the pump yourself and then find the best company to hydro-jet the sewer system.One serious problem you may be having is; since your pump was probably not working properly your sewer pipes may be filled with sludge.

It's essential to get all the information you can about the squatter: did they ever have a contract with the owner, how long have they been there, how many are there, has anyone told authorities, do they have access to any utilities you'll have to pay for, etc.

Once they realized what happened they lawyered up this was a extremely valuable property we paid almost 200k for it in the early 80s which was a monster sum in those days for a tax sale.. the chances of this happening again are remote and like I said very few improved properties ever sell .. so unless your talking about putting a well and or septic on a property I would not worry about improving them.. or having the sale over turned etc. its the title companies that just dont want to take the risk on these for any any reason..

The only way you can "Quit Claim" the title into an LLC to change the vesting is if the Bank or Lender "Allows" you to without a "Due on Sale" clause.
