I was reading yesterday online that since you can not use pictures on your add to market a property you don't own you can sign a piece of paper (can not remember what it was called) with the seller when you sign a purchase agreement and it will be attached to the POS and this allows rehabbers, investors, estimators to go to the house look at it and get estimates.

I market and market AND FRIGGIN MARKET my butt off having no idea if it will amount to anything, if my list is even a good list at all, if my marketing pieces are even effective, if the recipients .. even if they are in desperate need to sell... will even see my mailers... soo many variables without any guarantee there will be an ROI at all.No no my friend.

I have been on many many inspections and I have never seen an inspector walk "all" the perimeter walls.As to the fact that the subfloor is 2x6x20 that is no big deal you can piece the floor just as easily as plywood.Don't whine take a deep breath and have a glass of some Sonoma County Cabernet instead.
