After you've seen some of the worst REOs (think: cement poured in all the drains, all the freakin copper ripped on, no evidence of any HVAC equipment, etc.) the worn-out houses you see from mom & pop sellers will look like GOLD.

No jobs around here in construction or development but at the time I had a decent nest egg of cash.The reality was we could either blow through our savings in a couple of years and have nothing to show for it, or buy income producing properties and live off of cash-flow.The challenge has been getting enough properties into production to support our fairly modest life-style while not draining the reserve account down to zero.

I've had termites, sweating slabs with no plumbing leaks, broken drain pipes, missing HVAC units, copper stolen from under vacant property, properties red tagged by the county, accelerated mortgages because of due on sale clauses, pets that did 35K of damage, and so many other things.

When I finally got to check the inside once it was listed, there were no ceilings on the first floor and the electric wiring was hanging low it could get caught around your neck.Yes, just a couple of true stories, that are not the commonly heard tales of concrete or plaster being flushed into the drains.

I recently received the pest & home inspection report and there is faulty grades and the beams supporting floor joists are sagging in between pier blocks with cellulose debris to be removed(major foundation issue), no attic access, door bell didn't work, no ventilation in crawl space, leaking drain line underneath tub, faucet leaks, 2 drawer fronts are broken at bottom of closet, bathroom closet won't latch closed, door in between living room and front porch wouldn't open (I assume this is why the agent had the lock box house key on the back door and used only the back door for showings), most all windows wouldn't open (painted closed during rehab) and missing screens, electrical for entire home was only 100 amps instead of the standard 120/220 or 200/220 (assumed this is why all major appliances were unplugged).
