While I can understand some of the desire for rent control there are other more practical and productive ways to assist families in need of housing (IE fix the broken section 8 programs around the country)  I would prefer however that all of you out of state investors get out of "our town" so that the prices can go back to normal for us locals, which should in turn help keep rents down a bit locally .....

If the tenant is willing to allow the vendor in unsupervised, that's an agreement they can make themselves.I only escort the vendor if there's a legitimate reason to assist or if I want to use it as an opportunity to inspect.

Have you talked to them about applying for the Emergency Rental Assistance Program (ERAP)?

I recommend finding a realtor that your can partner with and becoming an assistant.

@Patrick Prunty would a credit card with a $15k - $20k limit and an introductory 0% interest rate for 1 year be a good option to assist Alex with funding repairs? 

Can I separate out the heat on the lease, become a “vendor” (create another business entity) and require tenants to apply for heat assistance - thereby getting paid for the heat?

What are y'all seeing here lately in the market and who needs assistance?
