the house i currently live in bought it in troy ohio for 165,000 and fixed it myself and it is worth now well over 280,000 extremely happy with this and i have plans to build a detached 2 car garage 20'x40' which will increase property value even more plus finishing out the basement and turning the downstairs half bath into a full im hoping at the end of the day i get roughly 320,000 out of it

These units you're describing would be Companion units in that they are detached (Junior units are described as being contiguous with the Primary dwelling). 

The other mastermind we have is more of a round table where current education holders introduce themselves, their main strategy and what they currently have in the works and what their pain points or obstacles are. 

@Namal Burman you could buy a MF and live in one of the units and rent out the others or buy a SF, add a studio or an ADU or a detached unit and rent those off.
