@Rick Edgeworth are you talking about lending terms as in APR.. or are you talking about % of equity.contruction loans are the most complicated and dangerous that a private investor can do. and its a reason that the majority of HML simply do not do them. the question is other than building a house do you bring in any equity or are you looking for the investor to put up 100% of the money to buy the dirt and build the house.

I went down to look at it and the buildings were not livable, the whole project to be scrapped and leveled down. most of the territory is unlivable and beyond any restoration.

Quite awkward if you just evicted the tenant and it can even be dangerous as tenants will know much more about you that you would have liked them to know.It is very important to treat landlording as a business even if you have 1 or 2 properties.

The upstairs guest being noisy for the downstairs guest is the only draw back I can think of in regards to renting them out as STR but I'm hoping that with the area (a little away from Pier Parks madness - hopefully have more respectful guest than not) and some nicely stated ground rules for being mindful/respectful to the downstairs guest that we can avoid some head aches... even though we do know that we'll still get headaches every now and then because it just comes with the territory.
