For 4 decades now Edmond has been sold as THA place to be, so daily the hoards ply south to OKC for work in the mornings and back up each evening, swimming with the other good fishies.I don’t get it . . .

The biggest difference is the huge number of variables that go into operating an STR - vacancy projections, daily rates, dynamic pricing, whether to self-manage or hire out, which platforms you want to use, local/state/federal taxes.

I didn't want anyone squatting BSing around so we gave him a high daily rent rate after he exceeded 3 days past closing, a nominal rent for the three days and about 5k in escrow that would be released to him after he vacated and professionally cleaned and repaired any unnoted damage or left it in like condition.

I would not touch a property like this, but if you really LOVE it, check with a crawlspace encapsulation company(if they exist there) and get a price to stop moisture rising from the ground and rotting your wood subfloor

If they require a deed with a seal from the recorder and you don't have that yet, I just send the settlement statement and ask the caseworker to stop all payments to other owner until I can send the deed.I am pretty relentless with the people at the HA - I email usually daily to every other day until they confirm the change has been made.

Normally comes down to price and product you have to figure out what is the challenge if people are calling on the phone and coming to look at the property then it's price correctly and you have something wrong with the product.If nobody is even calling you then it's not price correctly or you have some sort of marketing problem.I may suggest talking to some realtors in the area as well as property management companies that do this for a living on a daily basis amount of money you're losing Everyday by not having the property rented you could have just had somebody lease it for you.Also don't forget you're assuming that you know how to screen and do the proper credit criminal background checks on the tenant which is what actually gets more people into lawsuits for violating tenant rights.I would just make sure that I was familiar with all the laws as well as all the marketing that is going on in your area if you don't have the time to do that it's okay that's when you hire someone to do it for you
