Keep personal and business finances separate.

Blue ridge is a mess, people are desperately trying to get rid of the STR's I know 2 or 3 people that bought in the last 2 years and ended up loosing 100k or so in a year.

Use BP as a resource but realize not all responses are coming from people with same level of success.  

How true are public adjusters since they say or advertise they will inflate it to 80k but once you hire them ends up at not much money but their fees and associated business fees?

Can it still be considered my primary residence if it has a lodging license or would that move it to more of a business type property?

I would like to focus on the middle income bracket, since I believe that in Trinidad we do not have enough high quality offerings for young people/couples and middle income families in progressive neighborhoods.

What are peoples' positive and negative experience with them?

From a business standpoint.  

I started with multifamily and was able to purchase several properties, and juggle a business and the deals simultaneously.
