I'm not sure a new proposed lease, even though it's clearly stated that there is a new rent amount, would hold up in court as qualifying as proper notice.

I have since installed new LVP flooring in the first floor, installed crown moulding, replaced the upstairs windows, installed A/C, and did some cosmetic upgrading (ship lap, board and batten, and painting).

(Pardon me while I cough).Although I personally do not agree with that thinking, as brokers, we have a fiduciary responsibility to follow their instruction (as long as they are legal) so we had to change policy across the board.

@Joseph Denesowicz You're already renting it, just ask them to do a rent to own for a couple of years and exercise your option to purchase as soon as you have the cash and can qualify for the financing.
