I Flipped and sold foreclosures all the way through the last downturn, the difference this time is lending is not predatory not everyone has ARMs.  

For example on my first house, I did a 15/15 ARM, 3.5% down...becuase sold it before 15years, I never had to deal with the adjustable rate part.

Maybe i raised the issue more out of FRAUD, SAFETY and DISHONESTY in addition to GREED (plus other undisclosed issues) - Whatever they offer, if nothing at all - I will move on and it will NOT ruin my life, as you said - it's just a bump in the road.

is the Nations area a good place to invest? There are so many houses there on the market and it's relatively (use the term loosely) affordable.  Is it safe? Long term prospect?
