Of course that is a more expensive setup for future groups with the initial setup, filings each year, etc - but I could see it as just be a cost of doing business and may be less complicated.

I would suggest being as professional as possible when marketing to potential sellers and use a more business professional typed letter instead of the hand written font yellow letters that the majority of people will use for SFRs.

I see it as a trade off, cheaper purchase price but a more limited buyer pool in the future, thus probably cheaper price.

An extra $550 admittedly won't mean as much to me 15 years from now as it would today, but it will certainly be a more meaningful kicker to supplement the cash flow already coming in from increased rents over the years.Call me pliable, but I think I'm tilting back to 15 again : )

The legal concept is called disparate impact and, ever since the federal Fair Housing Act was enacted in 1968, all federal courts of appeal have interpreted the law to mean an entity can get sued for housing discrimination if its actions have a disparate impact on a protected class, regardless of intent.In its decision last week, the Supreme Court affirmed a circuit court’s judgement, holding that disparate impact claims are cognizable under the Fair Housing Act, and are an important component to the Fair Housing Act’s role in moving the country toward a more integrated society.
