@David EzeokekeWhile having your broker license does allow you to operate as a property manager, there are other, less cumbersome, ways to get acquainted with property management.

/I specialise in manufactured homes for investments, allow investor to find cheap property and bring a home in to either mark up to resale or become an income producing property thru short or longterm rentals.

Wondering if there is an existing clause that would allow me to back out of the agreement if my buyer can't close or changes their mind.My spread is only a couple thousand and I'm not sure that it's worth the risk.

Having a standard W2 job will allow you to get loans easier if you want to start buying investment properties.
