If you want to collect you go after their vehicle, bank accounts and wages, and keep going after these assets until it is paid. 

Of course, this requires you to know the laws for your state (or research them if you don't know them), and also to know information about your previous tenants (which is why I collect a LOT of information on my tenants way back when they first apply - including bank account info, info on their vehicles, employment info, nearby relatives, etc).  

You need to ensure any vehicle on the premises has current registration and belongs to your resident, or you need a full application and background checks with good contact info for anyone else.

This state has just provided home buyer and business incentives for people using money vehicles like Bitcoin.

Make sure you have “tenant parking only” or “assigned parking only unauthorized  vehicles will be towed” signs.

Then again, if we’re smart, we also do things like insure our vehicles and check the brake fluid before we make those crazy driving decisions.

I won't give them a tow to fix their broken vehicle.

You should only sell when the opportunity comes up to invest the money into a better investment vehicle.

It might make more sense for you to go to some traditional investment vehicles first and start your RE career further.
