I in the market to buy up duplexes, triplexes and 4-plexes in the utah/ salt lake county area but being as I am going to be a recent graduate just starting to work full time I find myself low on money to put initial down payments on properties.

Here are the details:Contract is $280k for a view property (lake and territorial), with Lake Washington beach access on the title.

Would like to invest further in real estate and someday retire on the lake in East Tennessee.Am also interested in learning more about the pros and cons of using a self directed IRA / solo401K for real estate investing.  

For example, in the Lake Tahoe market prices can double or triple and rents stay relatively flat at 700/800 per bed for 2+ beds.

I am considering investing in a 200K range SF home in either the Southwest/Silver Creek/Oaks area or Northwest/River Lakes/Westlake area of Bakersfield.
