@Eric Suszka I am weirded out by the net-30 thing as well, like sure when you are dealing with huge supply chains that makes sense in industry, but for a contractor that just sounds like the PM is a slow pay now pay type of situation. 

On a side note, the market is so compressed here that finding a 1% property is very difficult because housing supply is very low in the area.

We’ve decided in order to keep it 50/50 we want to open a credit card to purchase the supplies: flooring, vanities, light fixtures, etc.

There's quite a bit of statutory regulations and strategic possibility. 

The stock of newly remodeled properties hitting the market has been decreasing each year for a few years now, so it seems like supply can't keep up with demand.I've seen some properties in Worcester that need significant work sit on the market for a little while, so if you are looking to rehab you may not have as much competition.
