I would suppose that you would technically pay off a HELOC once you've sold off the asset that you used the HELOC for in the first place.

I will add my thoughts though, and say that I'm not sure, but if you are expecting to be sued right now and it's found that you preemptively changed title of your asset(s) to avoid losing it in a lawsuit, that in itself could get you into some trouble.

Right now I am working on a plan to do just that with others I know who like you have the assets/equity but no time or down want the day to day headache where I would do all the finding, acquisition, rehab if needed and ongoing tenant management.
