For the record Oakland Park & Wilton Manors are right next to each other but to compare a sale in each respective area would be comparing apples to oranges. 

As Darren said, Newark (and similar areas such as East Orange etc..) might be a bit of a challenge for a newer investor.

McDonalds is one of if not the most successful food franchises in the world but you cannot go to a drive thru and order a filet or orange chicken and brown rice.

Its move in ready after a good cleaning, and maybe some new paint over all the vibrant colors (unless you love "Auburn Orange").
