You don't need a lawyer to write up a lease.If you are starting out, it is important to have all your systems in place:Lease / Agreements:  You can search online or there are sites you can buy legal documents specific to your property location.

Ok so I realized I posted incorrectly as my middle score is 638 but my high is 652 and low is 614 and depends on the score system I've been told by my bank of Idaho central credit union is 614.

Maybe you can take advantage of the training during your 2 years....and learn the models and systems to be a powerhouse when you cut loose and sell full time.The biggest brokerages are going to have evening classes and training as well.

My main concern is my tenants are basically professional system abusers and I wouldn't be surprised if when the constable shows up, they magically have a check with the outstanding rent owed.

FYI:  the main unit is listed as a 3/1, but we found that it is really a 2/1 - the 3rd "bedroom" is technically a den and is a walkthrough to the 2nd bedroom upstairs.As we looked at the property late(r) in the evening, we weren't able to view the exterior/roof of the property very well.

I had them come do an inspection, the new tank was leaking, the second system for the other house was over 50 years old but still worked well.
