I guess you also want to factor in the possible appreciation since the property price in this area isn't likely going to decrease giving the shortage in labor, materials, and housing.

I also think you get alot of owners renting inlaw suites and such in MTR which increases supply and decreases price.

We obviously have 2%+ deals..but we all know the probably of those tenants paying decreases so much that the actual roi of the better location 1.3% deal performs better.For example: We have deals buy for $120k and rent for $1400Or buy for $90k and rent for $1200.
