In the midwest and southeast you don't want to settle for an 8.16% net yield on multi-family property of a caliber where mthly rents are $425 for a 2BR unit.This type of property should have net yields of at least 12%, thus gross yield of at least 24% (assuming the standard 50% for expense/vacancies/reserves), which equates to paying no more than 50x monthly rents, assuming tenants pay heat/electric.

The toilet wont fill up- Maybe it would help if you turned on the little thing under the bottom of the tank.There is water leaking from the upstairs bathroom into the downstairs- Really how did that happen- we go over there and apparently someone pulled the hose that fills up the toilet tank out and so instead of going into the toilet tank the water was spraying from the bathroom into the downstairs damaging my drywall and floor..Then there was the call about there is no heat- I paid a heating guy who went out there midnight to check- Turns out they hadn't bought oil and the oil tank was empty- Thier responsbility.Long story short- I cant even remember all the stuff they called me for but trust me even my contractor was teed off with the amount of calls.
