Imagine someone telling you "i cant buy it buuut i have cash buyers that can etc etc.Focus on KNOWING your market so you can make the RIGHT offers. if you are in at the RIGHT number then you can always sell the property to an investor.This allows you to bypass the whole "i'm a wholesaler convo" I could be wrong, but i know that would def not fly in my market.

Sounds like a typical one-story 1500-1800 sq ft rancher, so I would imagine at the very least it would require $2500 to paint the interior, $2000 for new carpet/vinyl, $1500 for faux stainless steel appliances and then another $500 for things like cleaning, new door knobs, smoke alarms, new registers/returns, new outlet/switch covers, etc.

I'm not sure of the condition or the type of properties (SFR, multi-family, etc) you have, but I would imagine that an executive tenant would want a fully furnished place, close to airports, restaurants, etc...

I assume the cash buyers who would be buying for $75K are buy-and-hold guys...I can't imagine a rehabber paying $75K for something that will retail for $85-90K.Also, with respect to Jon's post above...if there is no resale restriction, that's probably the easiest way to do it.
