Looks like tax lien from private seller.Do I understand correctly they've bought an $85 tax lien with interest bid to 8% and now selling it for $1200 so that's where this investor makes their profit?

My corp W2 job is based out of Cincinnati and I've been looking for multifamily's out there but the market is just insane as well....a 4 unit we looked at is selling for $60k more than the seller bought it for 1yr ago and only slapped a bad paintjob into the units and called it rehab.

List the cities that are near you and let them know you'd be willing to meet them close to where they are if you are willing to travel a little bit.These little meetings which cost you a few bucks, will be the best meetings you could have for learning how other investors have bought out of town. 

I've bought/sold quite a few tenant-occupied properties and it's very common for the tenant to try and pull one over on the new owner.

Little background- bought a home in 2016 in Denver, CO and after the first 6-7 months my escrow/tax went up by around 50.00 and then by almost another 100/mo 12 months later (any advice on that would be appreciated actually).  

Don't get me wrong, you'll never stop learning in this biz, but most of what I learned before I bought my first property was interesting, but did not help or have much to do with my first deal.
