I'll bet your tenant would stay for the lower rent amount, and the smells wouldn't bother him.I will not keep a tenant who starts to complain that my building is damaging his health, so if that were my tenant, he'd get his notice to move out at the end of the lease.

Multifamily also could be a good bet for you as there are deals to be had right now that people cannot make work at 8% interest but you may be able to with more cash in the deal.

This would not be your best bet unless you have debt on the 4 plex now and would want to absorb the debt. so you could purchase another asset in cash to later refi that one.
