I'm not an agent personally, but one of my brokers works with investors and tracks his stats and told me he won't work with out of state guys any more.

Build everything custom even if it's more expensive. 

If it is US Bank, there will be no one that will discuss or entertain selling to you other than once they have readied the unit for sale and placed it with their broker.  

its not legal as most do it in all 50 states just not enforced or prosecuted.. you can close on the home then advertise it for sure.. cant advertise homes you don't own and the equitable interest theory does not stand when you sole business purpose is to emulate real estate broker activities..  

Even though I am currrently bedridden it has given me much time to learn much about being in the Real Estate as well has having a broker license for about 30 years and since I graduated from college with Honors in 1980.I just wanted you to know why I am worth listening to and believing.

Depending on the management company or contracted broker, they MIGHT throw a dehumidifier down there and never empty the tank. 

As an investor, should I not even consider the Owner-User listings or is that just a marketing thing where the broker is suggesting a best use?

I'm curious as to how folks on BP are tracking asset/investment performance after closing.Most investors I've spoken with use some combination of custom Excel spreadsheets, Quickbooks or an alternative, and somewhat tedious reports from property managers.
