One of the top listing agents in my area told me she refuses to accept offers from Redfin because they use $35/hr zero commission "associate agents" to host inspections/appraisals, etc, rather than the actual deal-writing agent, causing the above to be the norm w/ Redfin rather than the exception. 

No SSAE16-Soc II report on file, No E&O, no regulatory body governing them, no audited financials, no policies and procedures on NPPI data, etc.) they aren't going to be able to call an institutional lender/servicer/bank to buy a note.Our diatribe ends up being to the benefit of the OP.

Maybe there is a way you could pay and have it done and have the warranty company reimburse you according to their policies. 

If I want to spend 6-8 months doing a simple rehab that is not an issue because I have no mortgage and next to zero cost while the house is empty.
