Make sure all contractors that you work with have reliable vehicles and cell phones. 

@Elisha Keller I would suggest that, in the beginning, you use which ever method (spreadsheet, paper ledger, accounting software) is most comfortable and easiest for you.

Also you dont have to worry about paying for it ITS FREE and you can change your cell phone carrier and not have to print out new cards.

As for HOA's, the bank is responsible to the HOA for one year of dues, or 1% of the original Mtg amount, whichever is less...assuming they did the foreclosure correctly.

Can use rental income on whichever home you decide to rent.

Of course very much different in my day no computers no cell phones  fax machines were just coming in.. my first gig at a HML we were still using carbon paper on our docs  LOL.and that goes to your thought process of people wanting it all because someone is telling they deserve it.Just listen to any pitch it always has a get the things you Deserve somewhere in the pitch..
