I am not an expert on this by any means.. there is a fellow in Indy his name escapes me  I think its Ken Myer or something like that.. who is big in this business and he might even have a educational arm to his business.. its probably worth the money to pay to have up front training before you step into this big of investment.I personally see this as buying a on going business not really the rental business.my experience with my unit .. is it was only 44 units.. but really nice ones it was not big enough for on site management.. so if I did this again It would have to be big enough to have on site management to show the units and keep people from sleeping in them and hauling all sorts of garbage into them like a hoarder.Don't do as I say.. but when people didn't pay and went dark ..

Everything always takes longer than expected, but it's nice to see the property beginning to shine.I fell short on developing a process for finding great tenants.

Other areas to look at would be near Siesta Key, Long Boat Key, etc... they are nice areas with frequent vacationers

He's being nice about it but he told me I need a better contract.

FHA doesn't finance if it has been moved, CONV you can sometimes get by if it has only been moved once, and any more than 1 and I've only been able to get VA financing.USDA only finances MFH in WA state if they are 2006 or newer.Looks like a nice purchase, good luck with the flip!

The underlying tone in the electronic message is insulting, not to mention the poorly written structure. 

The Springs are nice as you could treat as fully absentee but still drive by on occasion to see in person.

Seriously listen to @Michaela G.Everything that I've been taught about credit history is spot on to what she's saying.If you go and pay off the amount it will become recent history and carry more weight than just leaving it alone.If you're going to do anything, speak with a reputable credit repair person.
