In the markets I'm familiar with rents will be priced by # of BLOCKS to water, not miles, with rents dropping 50% from oceanfront to first tier right across the street and down from there for similarly equipped houses.

If they are two separate parcels you can leverage this for a better price and start indicating that you are only interested in one of the properties instead of both.... here’s a hint.... you should tell them that the one that’s closest to the street is the only one you ate really interested in....Watch how fast the seller offers you a package deal.

It sounds like the top tenant might be trying to use the street space in front of the garage door as an opportunity to park in a city where street parking is scarce.Because the "driveway" is technically the sidewalk in many parts of San Francisco, it is not permissible per the SFMTA for a car to be parked on it at anytime.
