I would talk to a lender, they look at your Schedule E section of your tax returns and add back depreciation, so basically, as long as that number is greater than the mortgage, your property will be a net zero on your debt to income ratio or it will be at a positive best case and small negative worst case, so you only have to really qualify for the next property.

I know some who started their own gig in last three years but have been around for 30 and put a team around them with other experienced operating experience, thus I would invest with them 10/10 times than the person who graduated college five years ago and is already doing syndications.The next few years are gonna remind me of the scene from the big short when he is with the stripper and she is talking about her five homes.

If they provide you one, I would still say I am getting my own.I would ask for full demographics of the area, including incomes, home prices, education levels, crime levels, etc.I would want to see full tenant application and any pertinent backup verifying income, employment history, landlord references, etc of the in-place tenant.I would want to talk to the property manager, if they are coming with the property.
