If you're financing, then the COA fee and the mortgage will wipe out a lot of your cash flow.The upside is that the association is responsible for the exterior of the building.

But you would have to put responsibilities of each of you on the paper, preferably with the help of a lawer.

Here are some of my proforma numbers: I don't know what's accepted in your market, but where I am all tenants are responsible for their own landscaping.

What she thinks I ought to do is make the tenant financially responsible for the rent of the entire Lease Contract (1 year).
