Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.Besides doing that on here make sure to get out to some of the many local investor events we have.  

Thanks Eric, my first option is to invest here in cali, I believe it has the most upside, however I have looked at AZ and TX rental market and the numbers seem strong, good returns and mostly less money to get in.

I was going strong for about 2 months....then I guess I just lost interest. 

I am strongly motivated in starting out my REI by purchasing distressed homes, rehabbing and selling (fix and flip?).

I just read a report that showed Sacramento as the third fastest growing market for rental prices, I had no idea it was so strong!

Market there has been really strong recently.

Birmingham cash flow with appreciation potential (B and B+) neighborhoods with strong opportunities for investors (loosely ranked) are Pinson, Gardendale, Trussvile, parts of Hoover, Leeds and Crestwood.  

If you have the reserves and the deal is strong enough I can get you qualified for a 5-7 yr term, variable rate if your plan is to sell in the next 5-7yrs.
