I have a property near downtown on Albion Street that is a tear down, but zoned RS5.

This thread reminds me of the importance of street smarts (Ten Crack Commandments) as an investor.

This place is right down the street from my vacation rental so maybe Ill go for a stroll and see if I can find some tenants hanging outside on their decks and start talking :-) good advice!  

They are even paving streets now! 

The reason this house caught my attention in the first place is it’s directly down the street from my kids school.

Another great tool for this type of data, is call your insurance company, they have very advanced stats on every zip code and down to the street, they will tell you exactly what you need to know. 

When your property generates $30,000 and the identical property across the street generates $12,000 that adds value and build equity for you.  

There is a 4 unit for 190,000 currently, but its all 1 bedrooms, and it looks run down, in the worst street in Valparaiso.
