Since she is so closo the end of her lease just deduct the cost from her depot.

When I brought it up, the agent just said it was standard and that it wouldn’t be an issue renting it back out in 90 days if I can’t get what want.

Most agreements have a very reasonable deductible.  

@Byran HyattProper planning prior of the trip is required for the possibility of the trip to be a deduction.

@Redha Laafia you can also talk to sub-contractors  and develop a price list for items like roofing, painting, kitchen and countertops, flooring etc. those are very easy items to standardize. 

When my handyman went to fix the issue I had him document it for me so I could deduct the repairs from the deposit.

Cannot get the approval to legalize as it requires a variance, and the building had to conform to 3 or 4 family standards meaning it had to have fire escapes and concrete enclosed furnace rooms.

Yeah we insure for our cost basis + $5K or what ever the deductable is, so that we are made whole on the payout.
