Hi Alex,So I did a new construction in the city of Los Angeles where I did a complete raze (teardown) of an existing structure and built a brand new one. 

With completed rehab, you may not require a seasoning period.

Also this sounds like a great strategy, however I would caution about using too much leverage.

I've seen folks say things to me like, we spent 400k to build and then the house was appraised at 550k upon completion.

I have owned this property since 2016 and have completed much of the rehab.

Sounds good, right. 

But getting a social media profile is a completely voluntary activity and there's no true age verification I'm aware of, so I think there's an argument that age of profile is not a good proxy for a person's age.
