That type of activity is what gives wholesalers a bad name; leaving seller after seller with empty promises and moreProblems than solutions.

I'm sure there's a simple solution to this that I'm missing.

Regardless we are the ones left holding the bag.The only solution that has been offered from the county is to buy the neighbors property and have the septic go several hundred yards uphill to a separate drain field which also includes buying an easement from a third party. 

The borrower filing BK may not be a bad thing for you and will at the least provide you with a possible solution to recovering some monies.  

I'm not ready to hire a full-time maintenance person.I was also thinking about buying a home warranty on all the houses as another solution.  

That is a great solution to what I feel is a pretty common problem.

I've cleaned the ceramic tile floors twice - once with bleach and once with vinegar solution, but the smell is still there.

I think you already answered your own question but she didn't like her answer and wants a magical solution "She cannot afford to keep up with these fees and is debating just stopping paying her fees and mortgage altogether and forcing a foreclosure." 

It shows that even though many tech solutions for real estate currently exist there's always room for new innovation.
