Cover all your bases up front with policies on overnight guests (what is an occasional guest vs a rogue tenant), illegal activities (can you evict over underage drinking, marijuana-what evidence is needed?).

So my goal right now is to find that partner, give them the perfect pitch on why they're investment will be solid and go from there.

Today was my county foreclosure auction and tax lien sale... and I went for the first couple of hours, just to observe.I thought I had done some solid research (I was wrong). 

I still will use the roof as leverage when making an offer. 3 out of 4 units are already rented out and this has a very solid parking lot for a 4 plex in my area.

Good mix of affordable houses and pretty solid rents. 

If you are going to do flips, you are going to need a solid list of contractors that have already been vetted out by other local investors.
