@Alan McCoy from a lender's perspective some of the key aspects of gas/c-store financing is a strong preference to a nationally branded station (incl. a solid refueling agreement), clean environmental (incl. possibly new tanks, etc), a owner/operator with experience, good access/traffic.I lived in the Jacksonville area for a while and even owned an interest in a warehouse at the old Jax airport.

WE owned a lot of property in Nice over the years literally hundreds of parcels and if you look high on the hills behind the town you will see water tanks.. my Dad installed those in the late 60s along with owning the water company called paradise which he donated to the nice water department early 70s.I like upper lake..
