Most flippers would tell you those were bad deals, but those "bad" deals gave me confidence, experience and helped me develop relationships that propelled me to take the next bigger steps and quit my day job. 

One of the commercial agents I contacted has only one cash deal transaction experience in self-storage. 

Anyone have experience with a situation like this or any workarounds? 

I came upon a registered agent that greatly piqued my interest and was curious if anyone here had experience with them.

My experience is that it might be wise to hold.

This way, you can get a sense of the market and gain experience with your first property in that area.

Basically it will look like a new build when I am done, so if my 30 day experiment fails we can sell the property next Spring.
