It is more attractive to seller finance if they are getting something at the beginning.

I'm purchasing my 3rd property in 9 months and trying to figure-out best financing options.We found a SFH investment property that in order to lock-it-down we agreed to a quick close and a cash purchase.  

Unit rents for $1,500/mo and I prefer to attract higher-end tenants.

Hey,  compared to what is out there nationwide ( many burned out cities with bad weather)  this looks very attractive.

@Paul Parker I noticed last week that people are dumping their properties quick fast and in a hurry.

Distressed properties move pretty quickly, so you will need to be in a position to close quickly.  

A quick search will yield you a ton of information and even read about their success with certain mailers and so on. 

This issue seems like the owners cant resolve quickly , also found out they are having misfortune on their end at their primary residence.I know advice and suggestions of "don't do it" will pour out from you, and I appreciated it.

Remember, these "wholesalers" are not licensed, not held to any standard, are usually out for a quick buck, and doubtfully have any E&O insurance.
