Don't use it as a piggy bank, keep separate books and records, keep a proper accounting for credit card charges /etc, try not to collect rental payments on behalf...it goes on.b) All three will be subject to income taxes in your resident state.

Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

I am risk averse and if I were to purchase, I would tear down to the studs and do a full rehab {this would include getting rid of asbestos shingles and insulation).1) I have done a ton of research and it appears as if getting rid of asbestos is very DIY able assuming you spend money on the safety equipment and use it properly
