The properties that you are talking about owning and the tenancies are the hardest in the business, in general. $50 to $100k properties need maintenance and hide other issues.

It feels like im running into the catch-22 of needing experience to gain experience.If anyone has any tips for how i can get break my way into this business I'm open to any and all guidance that you all may have.

As others have commented, most lenders / banks will have products. 

Treat this like a business (because it is), keep operating expenses as low as possible while making your spot aesthetically desirable.

If that is the case, you will most likely have to use more of an “investor” loan product, which will have a higher rate associated with it. 

Another avenue to explore if they do not work out is using a commercial policy (Business Owners or Package policy).
