I would like to get some advice on how people manage their short-term rental properties that are far away and ensure they have positive cashflow. 

My fear with residential owner occupied is that seller’s don’t really understand the risks even if they are disclosed to them.

Hi all, I'm getting started with mid-term rentals (~60 days) and trying to understand how the Pinellas county transient and Florida lodging taxes work. 

FYI in 1929 banks closed their doors, and many people lost 100% of their money.

Do you know where these people get quality work and contractors for that price?

Curious of a few things for those that execute this strategy currently:-The city the property is in has a no more than 4 unrelated people rule, would that be an issue for me if all bedrooms were full or does the fact the basement tenants would be short or medium term save me?

My question to experienced people is should I focus on paying off this debt first then investing or would you recommend I take longer to pay off loans but also save for my first 20% down.

People skip out on dollars to save dimes all the time.

Between the two all issues should be caught before guests and all issues should be handled without more than a text or phone call by you.Find people who are responsive, responsible and capable in all the ways you need and then, and this is the most important part...
