And conversely higher utilities.I would entertain putting in free (Cheaper) machines and upping the rent- especially if each unit is paying >$25 a month in laundry. 

Since Orlando doesn't have ocean views, mountain views, roof top or treehouse homes for rent, a majority are coming for the theme parks with children and want to be entertained.

Since I own the property I also include outdoor furniture and for beach properties beach chairs etc.. 

They did look at the rent rolls but also my personal credit even though it was a commercial loan.I think with 30% down, strong credit, and cash reserves you should find a local bank willing to entertain it.Keep in mind the term will probably be 10 or 20 years, so factor that in.

I have been trading up Brooklyn Condos for over 20 years and finally bought the dream apartment a few years ago, 3 bed/3bath, outdoor spaces, parking space, statue of liberty views, etc., and to be honest I wish I would have used the funds to buy a multi family instead. 

I think this string is great and was entertaining to read.  

Most draw is in the summer because we provide amenities to use in the water like SUPs and kayaks, outdoor fireplace, boat rental, etc.

Are you using for outdoor monitoring? 

The appeal of the area is the same (national parks, outdoor activities, etc) with a lower price tag than Jackson.
