Most new people see a price and rental rate without considering their insurance rate ( which will be high if it needs a new roof or is located near the ocean etc.)

@Justin Blue I actually own two duplexes out there from when I was stationed there a few months ago.

With no where to expand east or west (because of the swamp and ocean) and a growing population, we are expecting prices to continue to climb as demand increases. 

Man if at all possible...make this deal work.....I'd love to have a part interest in a beach house...a beach house duplex......If you like the ocean it doesn't get better than that....Sean K

and I point at you, as you were just there window shopping, looking at things, after 10 yrs of saving to buy your bucket-list car, a pretty blue jag.

And sometimes I use Quicksilver (pale blue by SW) in bathrooms or bedrooms so everything isn't all gray/greige. 

Cut at an angle so no gap shows and the laminate is flush against the door frame on the narrow (door) edge of the molding.Here are some pictures:This is your starting point with a wall and door frame (white), baseboard (yellow), and frame molding (red).If you just make a simple cut with the spacing (blue is flooring) slide it in place and put on the quarter round (green) you'll have an ugly gap around the frame molding.If you undercut the frame molding and a bit of the baseboard, then cut an angle into your flooring, it will slide into the cuts you've made and avoid this ugly gap.
