The sellers bought it for $155000, and the assessment stayed about that until last year when they got notice it would be increased to $165000.

They are under no obligation to counter you or even respond.If you are that concerned, why not just contact them and ask nicely whats going on since you notice its still listed as active.

I went paperless with WF a year ago so I will go through my emails and find the notice.

I have notice that if I place a sign near highway or off the exit it seems to last a few days, high volume roads they won't last too long or in a or b neighborhoods.

Do you only care about the interest rate or are other factors like being able to bid online, how noticing is handled, are lawyers needed, the ease of foreclosing, the time before you can begin foreclosure etc etc all need to be asked. 

There might be a 30 or 60 day notice clause that requires you to let them know in advance if you're moving.The offer will depend on the rental income and how comparable properties sell in the area.

I've noticed there's some great value to be found in parts of Durham.

If it is occupied can we send a 30 day notice to start the eviction process before the end of the redemption period or do we have to wait?
