super rough area at those price pointsOKC = pretty stable but economy and strength of market are not the best.alternatives to check  Indy  low tax ripping economy and tenant base and 100k buys you a nice home  do NOT buy 50k or under homes in any major MSA those are the hood plain and simple.out skirts of Cleveland we are finding are treating us well..

@Jessica Wygal (again nice hair) the  ~$400 for flood insurance that Manuel is talking about is for low coverage and or if the property is your primary home.

I want to show that you can find cashflow in nice areas of the north side if you look hard and get creative.I just brokered a 3 unit in the neighborhood SW of north and western intersection in walking distance to the 606 trail and Western Blue Line stop.

We have had a real nice run with rates and they are heading north no doubt about it.

It is nice to be a team and be able to both view properties, list, negotiate, etc... but honestly, the fees aren't worth it, IMO,  and it will give you both more options in the future.

the Clear lake lots were in towns called Nice Lucerne Clearlake Oaks and Clearlake. you can find them on maps today.. and you will see roads going up into the hills above town that are just dirt or not even present just mapped..

It will be vacant for much of the winter months its only 4 years old I built it.Master on the main.. 5 bed 5 bath  fully furnished with nice stuff.. basement with full gym etc.. 

I would recommend dressing up in either a suit or nice looking new sports clothes. 

High crime rate but some actual nice places with decent prices.
